Redevelopment of “Heiligkreuz”: Site Analysis and Needs Assessment
Max Pfister Baubüro AG has existed as a family business since 1933 and has around 1400 apartments in the St. Gallen area. All properties are constructed, maintained and managed by the company itself.
A large part of the «Pfister properties» was built in the 1950s/1960s - including the Heiligkreuz estate, which is located in the same-called district in the northeast of the city of St. Gallen. In the near future, the settlement will be replaced by a new building. However, social values are important for the company. Therefore it tries to find suitable solutions for the tenants during and after the construction period and pays attention to affordable rents.
The ETH Wohnforum supports Max Pfister Baubüro AG in developing the project criteria and develops recommendations for the new building. Within the framework of a study, the current and future relevant location factors are analysed and the various interests of use are ascertained (e.g. ground floor uses, types of flat, exterior space and occupancy). A location analysis of the settlement and neighbourhood and an assessment of the needs of residents and relevant actors in the neighbourhood will provide more in-depth information.
